About the Project
This high-end, luxury hotel is located along the waterfront at the nexus of Broadway and Pacific Highway in Downtown San Diego. The project is the second phase of a two-phase hotel master plan on land owned by the Unified Port of San Diego. This 400-room, full-service hotel includes a two-acre public park and a new landscaped pedestrian corridor. The hotel was constructed on the site previously home to the Pacific Coast League Padres baseball team from 1936 to 1957. The 2-acre park commemorates the significance of this location.
Additionally, the Intercontinental San Diego hotel is complimentary and next door to the dual-branded Spring-Hill Suites & Residence Inn San Diego, known as Lane Field North hotel (BRIC North), which was also co-developed between Hensel Phelps Real Estate Group, Lankford & Associates and Portman Holdings.
Real Estate Development
Hensel Phelps Real Estate Development, as part of a larger long-term waterfront hotel master plan and through a long-term ground lease with the Unified Port of San Diego, co-developed the second of two projects in the BRIC development. Hensel Phelps Real Estate Development provided conceptualization, programming, capital raising, development management and project financing. The total Real Estate Development Value for this project is $216,972,000.
Construction
The project comprises a 215-foot-tall building (165-foot-tall tower over a 50-foot-tall podium structure). The podium includes three levels of underground parking for 686 cars and the above-ground portion of the podium includes first-floor restaurant and retail spaces, a second-floor ballroom and meeting space, a third-floor hotel lobby, a restaurant and InterContinental Club Lounge and fourth-floor pool terrace with outdoor amenities. The tower features a rooftop bar on the 19th floor overlooking the San Diego Bay. The project also includes commissioned public art (consisting of an electronic graphic display board) incorporated into the building’s façade.
