About the Project
The Block D Office Building is a six-story Class A collaborative office building located in downtown San Diego at 845 15th Street, between E and F Streets. It is part of the five-block Maker’s Quartermaster development project.
Makers Quarter is comprised of approximately six blocks in downtown San Diego, spanning 14th Street to 17th Street, Broadway Avenue to G Street, this neighborhood in the Upper East Village is surrounded by San Diego City College, the vibrant East Village, and Golden Hill. Makers Quarter seeks to provide connectivity between these desirable regions while creating a central, live-work-play quarter for eastern downtown and creates connections in transit housing, jobs, open space, and significant density with a vision to merge innovative economies with a strong urban community.
Real Estate Development
Maker’s Quarter Block D is a joint venture between the Development team of Hensel Phelps Real Estate Development, Lankford & Associates and Hensel Phelps Investors. The LEED Platinum + Net Zero building has highly flexible office suites that utilize natural ventilation through motorized windows and garage doors on each level. The total development value of this project is $25,322,000.
Construction
The building includes 51,000 square feet of rentable office space and 9,300 square feet of rentable retail space. Most of the ground floor is retail-related space and was designed to allow for street-level activation and encourage interaction from the surrounding community. An exposed concrete frame integrates with natural ventilation systems to utilize a night purge of thermal mass for passive cooling during the day. A high-performance facade utilizes two active shading systems that enhance daylighting and provide flexibility to operate preferences within individual tenant spaces.
