About the Project
Hotel Indigo, situated in the East Village District in San Diego, is an oasis amidst everyday life’s urban chaos and blocks away from Petco Park and the historic Gaslamp District. This development has the distinction of many “firsts” in San Diego sustainable hospitality design: Hotel Indigo is the first sustainably built hotel in San Diego, the first to achieve LEED certification, the first downtown San Diego building to have a green roof and the first LEED-certified hotel in the U.S. for InterContinental Hotel Groups. The hotel offers an accessible and unique experience for technology and design-savvy customers.
Real Estate Development
InterContinental Hotels Group selected Hensel Phelps Real Estate Development to complete the turnkey development of the 210-key Hotel Indigo. Hensel Phelps was responsible for all design, financing, construction and fit-out of FF&E and OS&E. The total Real Estate Development value for this project is $65,400,000.
Construction
This 12-story hotel consisted of a post-tension, cast-in-place concrete structure with a façade designed to provide transparency from the street to the public spaces for maximum visibility. The hotel includes a podium at street grade that rests above a two-level, 65-stall, subterranean cast-in-place parking garage. Hensel Phelps self-performed all the concrete work, including the form, place and finish of 10,000 yards of structural concrete.
Several elements, such as a 4,000-square-foot eco-roof, alternative transportation components, and energy-efficient systems, were integrated into the building to achieve LEED Certified Certification, making it the first LEED hotel in San Diego and the first LEED hotel for the Indigo brand.
