About the Project
The Hilton San Diego Bayfront Hotel is located adjacent to the San Diego Bay waterfront in downtown San Diego, adjacent to the expanded San Diego Convention Center and immediately across from the San Diego Padres PETCO Baseball Park. The project is also in close proximity to the entrance of San Diego’s Gaslamp Quarter Entertainment District and serves as the primary headquarters hotel for the San Diego Convention Center. The hotel’s design incorporates the site’s prime location by maximizing the water view from guestrooms and public spaces, as well as creating direct waterfront access for the restaurant and retail components.
Real Estate Development
Hensel Phelps Real Estate Development was a co-developer of the Hilton San Diego Bayfront Hotel, located on a 13-acre waterfront site. As part of the development contract, Hensel Phelps Real Estate Development was responsible for designing and constructing the new seven-story, 1,955-stall parking garage that provides 800 stalls to the hotel and 1,155 stalls to the public. Areas of expertise provided by the real estate development team group included project financing, Public Private Partnerships (P3) and project management/owner’s representation. The total Real Estate Development value for this project is $348,000,000.
Construction
The hotel consists of 1,200 guestrooms and specialty suites on a 13.77-acre waterfront site. The 1,031,662 SF, 30-story hotel houses over 100,000 SF of meeting room space, with the largest ballroom having over 34,000 SF of meeting room space. The hotel includes a 300-seat restaurant, a 180-seat specialty restaurant/bar an 80-seat lounge area a health club and spa and a heated saltwater swimming pool.
