Boston Properties and The Bernstein Companies have selected Hensel Phelps to construct the new Marriott International Headquarters building and adjacent hotel in Bethesda, Maryland with Gensler as the Architect of Record.
The headquarters building, jointly developed by Boston Properties and The Bernstein Companies, will provide approximately 785,000 gross square feet for 3,500+ Marriott employees. The new workplace, designed to meet LEED Gold standards, will offer state-of-the-art technology and an abundance of modern amenities to its employees including a childcare center, a fitness center and cafeteria. At 21-stories tall, the headquarters building will be one of the tallest building in Bethesda.
The adjacent 12-story hotel, developed by The Bernstein Companies, features 244 rooms and offers more than 8,000 square feet of meeting and ballroom space, a restaurant, a specialty coffee shop and a rooftop dining terrace. A five-level, below grade parking garage with space for 811 cars will connect to both the hotel and headquarters building.
The project had a ceremonial groundbreaking on June 21, 2018 and construction is expected to begin in August. The Marriott Hotel is expected to open in the 4th quarter of 2021 with Marriott International associates moving into their new space by mid-2022.
