About the Project
The 42-story 1144 15th Street project is the fourth tallest, occupied office building in downtown Denver. It provides approximately 708,000 SF of Class A office space on 27 floors and 477,000 SF of parking, located on two below-grade parking levels and twelve above-grade parking levels for a total of 840 parking spaces. The office building also includes a ground floor lobby with two retail spaces, a 5,500 SF fitness center with locker rooms and a 2,500 SF “living room” gathering space.
“We have been continually impressed by the caliber of professionalism of their [Hensel Phelps] team members both on and off the jobsite. Hensel Phelps is a true partner on our project, and they provided a team that continually demonstrates the ability to identify and solve issues, while minimizing impact to the project cost or schedule.”

former Vice President of Construction at Hines (owner)
Challenge
Constructing a Bifurcated Crown
The capstone feature of the building is a bifurcated crown that presented several challenges from how to shed snow from steeply pitched skylights to structuring the 35-foot-tall parapet. The 38,000 SF rounded glass and steel roof required 752 connection types to be placed 600 feet in the air.
Solution
Teamwork Resulted in Zero Construction Issues or Delays in the Curtain Wall Installation
Through extensive teamwork, Hensel Phelps, the structural engineer, structural steel fabricators, and the curtain-wall subcontractors held weekly meetings to check and review every single connection point. This coordination involved extensive modeling to determine the feasibility of the design. The result was zero erection issues and zero scheduled delays during the curtain wall installation.
Result
A Landmark, Instantly Recognizable Tower for the City of Denver
This 1.1 million SF office building serves as a benchmark for Class A, high-rise office space in downtown Denver. The distinctive tower was designed to be evocative of the surrounding Rocky Mountains. Clad in high-performance glass and aluminum curtain wall, the tower’s office floors feature 10-foot floor-to-ceiling glass on typical floors with 12-, 13-, and 15-foot floor-to-ceiling glass on select floors that provide dramatic views of the Rockies.
