About the Project
Named for its location, the 2400 Nueces residential complex sits at a gateway to the University of Texas campus. Owner and Developer Education Realty Trust selected Hensel Phelps as the Construction Manager-at-Risk for the project.
The 16-story concrete building includes five above-ground parking levels and features 305 residential units, two courtyards, a swimming pool and fitness center, garden patios, and over 10,500 SF of street-level mixed-use space. Designed for The University of Texas graduate and undergraduate students, faculty, staff, and the public, the complex enhances the residential and commercial areas adjacent to campus at 24th Street. It includes 10 percent affordable S.M.A.R.T. (Safe, Mixed-Income, Accessible, Reasonably-priced, Transit-Oriented) and townhome units with street access lining the west side. With sustainability in mind, this building achieved LEED Gold certification by the U.S. Green Building Council.
